Worst Case

I own a house that I have never lived in (been rented the entire time), so I am unsure of the condition of the home; the foundation included.  If the foundation were to need repaired for this 2600 – 3000 sq. ft. home, what kind of price range are we looking at?  Is there any way to get a best-guess quote on your foundation damage repair and foundation support?  I’m sure you would need to see the house to be accurate, but a worst case scenario would be helpful here as well.

Thanks for your inquiry.  We work on various problems associated with repairing existing foundations from crack repair in basements to support of foundations that have settled.  The cost is a function of the type of problem and the size of the affected area.  The cost of a small crack repair could be as little as $330.  At the other extreme would be a underpinning an entire 3000 Sq ft house with a basement could be $77,000 or more, plus excavation cost to relieve soil pressure, depending on the number of pile needed to support the structure and the depth to a competent bearing layer.  There would also be additional costs of replacing landscaping, pavement, and cosmetic repairs inside and outside the residence.  If you have photos of the foundation damage, an indication of the area involved, the physical address, and general description of the residence (with or without a basement, age, one or two story, etc.), we could probably give you a better rough estimate.
